PROPERTIES

If you have checked our website and the properties advertised for sale, you will see that we have a variety of properties within the Alicante area, along the coast with sea views, town centres, in the countryside, on urbanisations and residential areas. We also have a number of exclusive individual properties which are not advertised on the webpage.

We can assist you with accomodation and transporation on your arrival to Spain. If you have limited time, we can pre-arrange property viewings to ensure that you have ample time to view your choices and selections.

If you want to sell your property, we will arrange to view, value your property and take photographs to advertise and sell it.

Our aim is to give you honest advice and assistance each step of the way.

BANK ACCOUNTS

When you have decided on the purchase of a property, the first step is to open a Spanish bank account. We can recommend a variety of Spanish banks who speak English in the selected areas of your choice. We can also assist you with advice on mortgages and arrange appointments to start mortgage proceedings. As non residents of Spain and depending on the individual banks, a mortgage of up to 80% of the valuation price can be arranged. You will have to provide the banks with your P60 and at least 4 months salary slips or, if you have your own business, the equivalent end of tax year information provided by your accountant, or proof of your pension income.

RESERVATION CONTRACT OF PURCHASE OR SALE

When you have arranged your finances to purchase your choosen property and both the buyer and seller have agreed on a sales price, it is recommend to sign a reservation contract. A deposit of normally 3,000 euros is paid. This can depend on the time frame of completion and individual sellers may ask for up to 10% deposit. A date for completion and the siging of the new title deeds at the Notary is also agreed by all parties.

NIE NUMBERS, RESIDENCY CERTIFICATES, POWER OF ATTORNEY

You cannot purchase a property in Spain without a NIE number which is a National Identification Foreigners/Extranjeros for non-residents. This service we can provide by completing the required application forms and paperwork. You will need to provide us with two passport photos, two copies of your passport and your original passport. We will arrange a morning to take you to a police station in either Elche or Alicante and, if required, collect your NIE certifcate for you if you are not available.

If you are planning on living in Spain for more than 90 days you will need a residency certificate for a number of reasons:
  • If you have your Spanish Residency Certificate, you wiil not have to pay a 3% retention.
  • A Spanish Residency Certificate is required for your E121 medical coverage for your SIP card,
  • With your Spanish Residency Certificate you can join various Pension Societies and have a cheaper rail card.
  • When you have your Spanish Residency Certificate you can choose to either pay Spanish Income Tax (Renta) or complete a FD9 United Kingdom/Spain Double Taxation Convention form.
To obtain your Spanish Residency Certificate, we offer our service to provide you will the correct applications and documentation plus take you to the appropriate police station required for your area.

If you are unable to return to Spain when you have agreed and signed your reservation contract to purchase a property then, during your visit to Spain, we can arrange to take you to the Notary for you to give Power of Attorney to one of our solicitors. Then on the day of compeletion or sale, our solicitor will sign on your behalf.

CONVEYANCE AND NOTARY PROCEEDINGS

Before your completion at the Notary, our solicitor will check the original deeds ensuring that the property has no outstanding debt, fines, licensing or registration problems. They will collate final payment certificates for council taxes, community taxes, water, electricity and any other services incurred.

We will give you an itemised list of legal service costs incurred, in advance of completion at the Notary and assist you to order and transfer the balance for the purchase to your Spanish bank account. You will need to allow a minimum of at least 10 days for this transaction to order your cash cheque payments and cash required for the date of completion. We calculate around 10% of the calculate value on the title deeds to cover all costs to pay:
  • The 7% iva tax
  • 3% costs to cover the Notary fees, Registraton of the new title deeds and Solicitors services.
THE NOTARY

On the morning of completion we ensure that all the required cash and documentation is available. We will arrange to pick you up and take you to the allocated Notary. At the Notary, where the new title deeds are produced, we translate the contents to you and attach all the required certificates and licenses where upon the Notary will check before allowing you to sign for the property. When the title deeds have been signed and the purchase payments exchanged, you will receive the keys to your new Spanish property.

TITLE TRANSFER FOR ALL STANDING ORDERS

After completion and the signing of the new title deeds. We will transfer and set up in your name, all the direct debit payments from your bank account for the water, electricity, council tax, community payments, telephone and any other service. We can assist you with either the transfer of the existing house insurance or recommend various companies.

AFTER COMPLETION ASSISTANCE AND WILLS

We are here to assist and help you with any problems which may occur or that you are unsure of. We strongly recommend that you make a notarised Spanish Will now that you have a property and assets in Spain. The Spanish Will is solely for your property and assets in Spain and will not overwrite your UK Will. We can prepare and translate your Will and arrange to take you to the Notary to sign and legally notarise your Will. Advice and guidance on inheritance, is another area we can assist you with.

REGISTERING WITH A DOCTOR

If you plan on residing in Spain and want a Spanish doctor. We can asist you with this procedure. All pensioners will need to ask Newcastle to send you an 'E121 Medical Cover in Spain' application form. Once you have received and completed the E121 form, we can assist you with the Spanish Social Security department to collect your required documentation needed for your SIP card. We can assist you with the registration for a doctor at your local Medical Centre.

If you are under the UK Government Pension age and have paid sufficient UK contributions, you can ask Newcastle to send you for up to 2 years medical cover in Spain on either an E106 or E107. We can then assist you with the procedure to register with a Spanish doctor.

REFORMS TO YOUR PROPERTY

Having signed for your property, you now want to make changes. Maybe an extension, build a boundry wall or have a swimming pool etc!

In Spain, you have to apply to your local Council for either a major or minor building license. Depending on the type of build, you will have to submit, along with your license application to the council, three copies of your architects project plans. We can assist and introduce you to a registered Spanish Architect for your project plans and advise and complete all the required licenses and application forms for you to have your licenses to build.

PURCHASING YOUR OWN SPANISH BUSINESS

Having made the decision to live and work in Spain, you may want to purchase your own business. We can assist you with all the required contracts with either the purchase or rental of your business. Along with the applications, licenses, Social Security and documentation required to open your business. We can also offer advice and assistance on any other work related issues you may have.
